Commercial Network is an organization or consortium of several private individuals providing funding of loans secured by income producing real property with an established mortgage lending history (refinance). Commercial Network investors have a combined portfolio in excess of $600,000,000, (average over 10 years) and are individually experienced to conduct business for their own private and personal portfolios. The private portfolios may be classified as conservative in that only nonrecouse loans are made secured by income producing real property, protected by an adequately safe loan to value. No loans are made directly by Commercial Network, however we place funds directly through our own fund(s) and the appropriate funding entity. The investor expressing interest in your request will be the controlling entity funding your request. Commercial Network private investors may not be similar to your experience with other private investors without the history, experience and track record in managing a medium sized private portfolio. Similar to institutional investors and funding entities, loan applications are accepted and processed according to an established procedures and underwriting standards. Underwriting research, verification and analysis is conducted to a set and established standard. Borrower supplied documentation, completed valuation and underwriting reports are passed to the individual investor for final determination.

Expenses to the Borrower(s) There is no application fee associated with either preliminary consideration or application. There are no warehousing fees, underwriting fees, or hidden post appraisal feasibility fees. Loans are placed at par, there are no lender fees. Commercial Network, nor the investor(s) are real estate licensees, mortgage brokers or mortgage bankers. Therefore, there are no broker fees due Commercial Network. If you are represented by a real estate broker, mortgage broker, mortgage banker or other professional which you have signed a fee agreement with, you will be responsible for said fee. Commercial Network will not enforce, collect nor disburse the fee, circumvent the fee, nor participate in the fee in any manner. Commercial Network requests a copy of any and all signed commission agreements that may be a part of this transaction. Any representations made to the borrower by professional representatives, agent(s), mortgage broker(s) or mortgage banker(s) are not representations of the investor. All representations made by the Investor are made in writing. The funding of this trust deed by our noninstitutional investor(s) appears sound according to supplied borrower information and documentation, there is no guarantee of funding prior to confirmation of equity and underwriting review. The loan amount will, primarily, be based upon a percentage of this property, which will be valued on the basis of a quick sale over 90-120 days. All representations made by the Investor are made only in writing. Borrower(s) understand that they are liable for any misrepresentations made by their agent in connection with the borrower's application. The Investor will not advise the borrower(s) in connection with the purchase or refinance of any property and will have no duty to do so. The borrower(s), if not represented as previously discussed professionals or agents, are urged to consult competent legal and tax counsel before entering into any agreement to purchase, finance or refinance real property, especially in the area of environmental liability and tax consequences   mailto:[email protected]
